Don’t bite off too much at the beginning of your investor career. Become an expert in a specific neighborhood or city and focus on a particular property type and price point–entry level housing, luxury, etc. Get comfortable at valuating properties. If your focusing on house flipping, learning the sales comparison appraisal method is a must. Get to know the real estate agents who are dominant in your location. Let them know that you are a ready and able buyer for investor-type properties. You will need to pay cash-on-the-barrel to be competitive, so have proof of funds at-the-ready or sellers and agents will not take you seriously.
